1) Overview & First Questions

What is The Brooklet?

A private, luxury retreat set on a 125-acre estate in the Byron Bay Hinterland, offering architect-designed self-contained villas. Guests enjoy resort-style wellness facilities and expansive countryside views. 18+ only.

How far is The Brooklet from Byron Bay and nearby villages?

The estate is ~20 minutes from Byron Bay; charming Newrybar is ~5 minutes, and Bangalow ~8 minutes by car.


2) Accommodation & Amenities

What accommodation options are available?
  • Villas: 1-bedroom and 2-bedroom villas, self-contained with fully equipped kitchens. 18+ only.
  • The Bails: A 3-bedroom residence with private mineral plunge pool; suitable for children.
Do villas have kitchens?

Yes — One bed Villas and Three bed villas have a gas cooktop, oven, microwave, full-size fridge, dishwasher, plus indoor dining and private outdoor terrace. Two bed villas have a gas cooktop, oven, small fridge, dishwasher, outdoor terrace.

Do villas have laundry facilities?

Yes. Each villa includes a laundry with washing machine, dryer and iron.

What wellness and leisure facilities are onsite?

A 25-metre mineral pool atop the ridge, magnesium hot tub, infrared sauna, ice bath, gymnasium, tennis court, walking trails.

Are bookings required?

Use of the facilities are all complimentary – however, bookings are encouraged for the infrared sauna, Ice bath, hot tub & tennis court to secure your preferred time.

What times can facilities be used?

25-metre mineral pool magnesium hot tub, infrared sauna, ice bath, gymnasium, tennis court – can be used between 8am and 7pm. 6pm is the last booking.

Is there Wi-Fi?

Yes. The property is connected to Starlink; Wi-Fi is complimentary for guests. Smart TVs are provided (use your own streaming logins).

Is any accommodation accessible?

Yes. One villa is accessible (configured without a freestanding bath and with dual showers). Please contact us to discuss your specific needs and availability.

Is there parking?

Each accommodation has private, sign-posted parking.


3) Dining, Provisions & In-Villa Experiences

Do you have a restaurant onsite?

The Brooklet does not operate an onsite restaurant. Villas are self-contained for private dining;

What are my dining options during a stay?
  • Cook in your villa’s fully equipped kitchen.
  • Arrange an in-villa private chef, arrival platters, picnic baskets, or selections from the in-house menu via the concierge team.
Can I order wine and provisions?

Yes — a curated selection of beverages and gourmet provisions can be arranged (details provided pre-arrival and in your guest communications post-booking).

Are BBQs available?

Yes. Gas BBQs are available by request.


4) Booking, Payments & Cancellations

What deposit is required?

A 50% non-refundable deposit is taken at the time of booking. The non-refundable balance is due 30 days before arrival. Bookings inside 30 days require full payment. thebrooklet.com.au

What is the cancellation policy?

The deposit is non-refundable. Within 30 days of arrival, 100% of the booking will be charged. We strongly recommend travel insurance. thebrooklet.com.au

Which payment methods do you accept?

Visa, Mastercard and American Express are accepted. Photo ID supports bookings and payments.

Is there a security bond?

Yes. A $1,000 pre-authorisation applies to Villas and The Bails (processed one week prior to check-in). Exclusive-use events carry a different bond.

What are check-in/checkout times? Can I arrive early?

Check-in from 3:00pm; checkout at 11:00am. Early check-in and check out are available, for an additional fee (subject to availability).


5) Policies Our Guests Ask About Most

Are pets permitted?

No. The Brooklet is a pet-free estate.

Are children permitted?
  • Villas: Adults-only.
Do you host parties or external caterers?

Private events must be arranged with The Brooklet’s event teams. For approved events, The Brooklet is the exclusive food & beverage caterer. Music off by 10:30pm and all guests to depart by 11:00pm.

Can I bring alcohol?

Yes, you are able to enjoy alcohol in your own villa. As The Brooklet is a licensed premise. Any alcohol consumed in common areas must have been supplied by our staff.


6) Location, Transfers & Getting Here

Where exactly are you located?

841 Fernleigh Road, Brooklet NSW — a peaceful ridge in the Byron Bay Hinterland.

Which airports should I use?

Ballina Byron Gateway (BNK) and Gold Coast (OOL) are the most convenient. Private transfers or car hire can be arranged on request.

Do you recommend hiring a car?

Yes. The Brooklet is rural and self-drive gives you maximum freedom; the concierge can also assist with transfers and local drivers. We also have a Porsche available for hire, on site.

Is there an electric car charger?

Yes. An EV charger is available onsite, with additional chargers located at the Byron Bay Wildlife Centre (8 minutes) and The Farm (15 minutes).


7) Activities — On the Estate & In the Region

What can we do without leaving the estate?

Swim laps in the 25-metre mineral pool; rotate between the magnesium hot tub, infrared sauna and ice bath; book treatments; play tennis; work out in the gym; wander the trails; and linger for sunset on The Deck.

What are the must-do hinterland and coastal experiences nearby?
  • Nature & walking: Minyon Falls in Nightcap National Park (scenic rainforest walk); the Cape Byron lighthouse track for panoramic ocean views.
  • Markets & makers: Bangalow Markets (monthly) and a constellation of galleries, studios and boutiques in Bangalow and Newrybar.
  • Beaches & bay time: Spend the day in Byron Bay — beaches, coastal walks, shopping and wellness.

Tip: seasonal conditions can affect tracks and waterfalls; always check park advisories before you go.


8) Wellness, Treatments & Fitness

Can I book spa treatments?

Yes — massages, facials and more are offered in the dedicated treatment room; book ahead to secure preferred times.

Is there a gym?

Yes — a comprehensively equipped gym with hinterland views; personal training can be arranged.


9) Accessibility & Special Requests

Do you accommodate accessibility or medical needs?

Please advise us before arrival; we’ll tailor the stay wherever possible (including allocating the accessible villa, arranging step-free access, or scheduling appropriate experiences).

Are early arrivals / late departures available?

Where possible – we can offer early and late check out for a fee.


10) Special Occasions, Buy-Outs & Corporate

Do you host intimate weddings, celebrations or brand retreats?

Yes — the estate offers space for private events, alongside accommodation. All external suppliers and entertainment must be pre-approved; catering is in-house.

Do you offer corporate or wellness retreats?

Yes — with spaces for workshops and presentations, program design support, and full access to wellness facilities for a balanced agenda. (Ask us about exclusive-use.)


11) During & After Your Stay

How does check-in work?

You’ll receive a unique keypad code via our text communication at 2pm on the day of your arrival.

Can we enjoy the facilities after checkout?

Only as part of a late check out arrangement or with permission from staff.

Can I invite guests on the property?

Not without prior approval or as part of an agreed event. If additional guests are found to be without permission additional fees may be charged.
